Job description

Company Description

AIR Communities is a Blackstone portfolio company and one of the country’s leading real estate investment firms, focused on creating value through high-quality apartment communities, exceptional resident experiences, and disciplined investment and asset management. AIR is part of a scaled residential platform focused on meeting the need for high-quality, professionally managed rental housing. We create value by investing in our communities, elevating the resident experience, strengthening operations, and applying disciplined investment and asset management practices.

Today, AIR brings together the strengths of a scaled operating platform, deep multifamily expertise, and a performance-oriented investment mindset. Our purpose is simple: create exceptional living experiences for residents, provide a supportive environment where teammates can do meaningful work, and generate durable value for investors. We do that by combining centralized capabilities, data-driven decision making, strong local execution, and a culture rooted in integrity, respect, collaboration, customer focus, and performance.

Job Description

Our offices are located in LA, Chicago, Atlanta, New York, Dallas, and Denver. Candidates based in one of these locations are preferred; however, candidates outside of these markets may also be considered.

AIR is seeking a Director, Investments to serve as market lead for acquisition and disposition activity across assigned market coverage. This is a relationship-driven, high-accountability role for an investment professional who brings executive presence, sound judgment, commercial intensity, and the ability to build trust quickly with internal and external stakeholders. Success requires someone who can operate with pace under pressure, adapt to a wide range priorities, and bring people together to reach decisions and get deals across the finish line.

What Success Looks Like

Builds durable relationships with brokers, owners, partners, AIR leaders, and Blackstone stakeholders that create access to high-quality investment opportunities.

Leads transactions with discipline, urgency, and sound judgment, balancing speed with appropriate diligence and risk management.

Brings together stakeholders with different priorities to create alignment, resolve issues, and advance shared outcomes.

Represents AIR with professionalism, executive presence, and strong market credibility.

Key Responsibilities

Source, evaluate, and advance multifamily acquisition opportunities that align with AIR’s investment strategy.

Lead market coverage and relationship development across assigned markets, building strong connections with brokers, owners, operators, joint venture partners, and other market participants.

Drive disposition processes including broker opinions of value, marketing strategy, buyer outreach, diligence coordination, buyer selection, and closing execution.

Partner with AIR and Blackstone leaders to shape transaction strategy, evaluate risk, and support investment decisions.

Coordinate underwriting, due diligence, investment committee materials, legal documentation, financing coordination, and operational transition planning.

Lead, teach, and mentor a team supporting underwriting and transaction execution, setting clear expectations, building capability, and ensuring the team delivers accurate, timely, and high-quality work.

Negotiate letters of intent, purchase agreements, and transaction terms in coordination with internal stakeholders and external counsel.

Collaborate with Asset Management, Debt Capital Markets, Finance, Legal, Operations, Construction, and other cross-functional teams to ensure disciplined execution.

Manage multiple acquisition and disposition processes simultaneously while maintaining transparency, accountability, and momentum.

Travel regularly to build relationships, tour assets, attend meetings, and support transaction execution; travel is frequent and based on deal flow and market activity.

Leadership Expectations

Lead the Business: Acts like an owner, understands the markets and numbers, evaluates risk thoughtfully, drives change and continuous improvement, and delivers measurable outcomes that support enterprise performance.

Director Scope: Sets direction for a portfolio or function, leads complex cross-functional work with enterprise impact, partners closely with senior and executive leadership, and is accountable for sustained execution and results at scale.

Qualifications

Bachelor’s degree in finance, real estate, business, economics, or a related field required; advanced degree preferred.

7–10+ years of relevant multifamily investment, acquisitions, dispositions, real estate private equity, investment banking, or related transaction experience.

Demonstrated experience executing complex real estate transactions, including valuation, underwriting, due diligence, negotiation, financing coordination, and closing.

Strong understanding of multifamily markets, real estate fundamentals, capital markets, and transaction structures.

Established relationships with brokers, owners, capital partners, or other transaction counterparties preferred.
